Based on the latest statistics from NABOR and MLS comparing January 2025 to January 2026, here are some of my personal thoughts on what you need to know about the Naples real estate landscape.


The Overall Naples Market: A Stabilizing Trend

The broader Naples market is showing signs of stabilization after the fluctuations of recent years. Key indicators suggest a more balanced environment:

  • Inventory & Listings: New listings across the board have decreased by 17.4%, and the overall inventory of homes for sale has dropped by 10.6%.

  • Pricing: The median closed price for all properties saw a modest decrease of 4.1%, settling at $627,500.

  • Sales Activity: While total sales remained nearly flat (up only 0.5%), there was a significant 40.3% jump in pending sale listings, indicating strong buyer interest heading into the spring season.

  • Market Velocity: Properties are staying on the market slightly longer, with an average of 97 days until sale.


Spotlight: The Naples Beach (Downtown) Area

The Naples Beach area, which includes our iconic downtown, continues to be one of the most resilient and sought-after segments of the market. Interestingly, this area is bucking some of the broader price trends:

Single-Family Homes in Naples Beach:

  • Price Growth: While prices dipped slightly elsewhere, the median closed price in the Naples Beach area increased by 5.8% to $2,645,000.

  • Inventory Crunch: New listings for single-family homes in this area dropped significantly by 33.3%, leading to a 36.6% reduction in the months' supply of inventory (now at 12.8 months).

Condos/Apartments in Naples Beach:

  • Steady Demand: Total sales for condos in the beach area rose by 8.8%.

  • Price Gains: The median closed price for condos grew by 7.4%, reaching $1,181,250.

  • Days on Market: Buyers are taking more time to decide, with condos staying on the market for an average of 109 days, a 21.1% increase from the previous year.


State of the Market: Buyer, Seller, or Stable?

While the "Months Supply of Inventory" remains high (9.2 months overall and 12.8–14 months in the Beach area), which traditionally leans toward a Buyer’s Market, the reality is more nuanced.

  • For Sellers: In the luxury Naples Beach segment, low inventory and rising median prices mean your property remains a highly valuable asset. However, you must be prepared for a longer selling window (over 100 days on average) and ensure your pricing is competitive, as sellers are currently receiving about 92.5% to 93.8% of the list price.

  • For Buyers: You have more leverage than in years past. With higher inventory levels compared to the peak "frenzy" years and a slight dip in overall median prices, you have more room to negotiate and more options to choose from without the pressure of immediate bidding wars.
